The work on the project involved finding a balance between architectural expressiveness and cost-effectiveness, which required expertise in working with technology. As a result, the project is made entirely of prefabricated modules (pre-fab), allowing for price optimization while maintaining building formats that are not typical for the scale of construction in Moscow.
The architecture of this project has its own internal drama, like a play performed by characters. With their proportions, the buildings evoke a desire to endow them with the traits of characters, each with their own stories: three sisters — the towers with balconies facing different directions — coexist with a miniature green house and the majestic dominant building.
The corrosive solution emphasizes the ensemble quality of the development and, despite the variety of colors, creates a unified image of the neighborhood.
The primary material is concrete tiles. Each building, while having a main tone, features internal layouts with splashes of several colors, which makes the overall facade color more complex and interesting to observe.
The neighborhood features a complex composition and detailing of the facades: floor-to-ceiling windows, corner bay windows, and balconies. Decorative connectors and parapets, accent bands and mesh on the facades, large-format tiles, and facade materials all contribute to the design. The chamfered corners of the buildings are not merely a stylistic choice but also a consideration of the internal spaces of the apartments and their glazing.
The two tallest buildings, united by a common plinth, form a charismatic pair: a mighty heavyweight and his stately lady with slightly whimsical, rhythm-disrupting balconies. They are the most expressive urban sculpture of the neighborhood and simultaneously serve as a membrane between the major highway and the residential environment.
On the opposite side of the ensemble are the three sisters: they face the pedestrian boulevard and greet the neighboring quarters. Between them are low-rise connectors on a unified stylobate—clowns.
At the ends of the ensemble stand T-shaped heroes—the Mermaid with its green facade and copper details, and the Northern hinge: they provide sufficient sunlight for the neighborhood and shape its longitudinal axis.
